Record of Site Condition
The Record of Site Condition is a document which summarizes the environmental condition of a property as determined by a Qualified Person (QP) by conducting a Phase 1 ESA, a Phase 2 ESA (if appropriate) and confirmatory sampling (in the case of site cleanup).
The reasons for a Record of Site Condition:
- A Record of Site Condition is required for the municipality to issue a building permit
- Is mandatory in situations of land use change to a more ‘sensitive’ use
- Changing from industrial use to residential use
- The addition of residential to a commercial site
