Phase 1 Environmental Site Assessment
A Phase 1 Environmental Site Assessment of a property is completed to determine the likelihood that one or more contaminants have affected any land or water on, in or under the property based on past or present land uses, and adjacent land uses. This is accomplished using non-invasive measures (records review, interviews, site reconnaissance, review and evaluation) through examining current and past uses of the site in question and surrounding activities.
Reasons for a Phase 1 ESA:
- Property purchaser’s due diligence
- Record of Site Condition Regulatory filing requirement for change in land use from Industrial/Commercial to Residential, Agricultural or Institutional
- Condition of financing
